Rather than transactional execution, our practice emphasizes legal analysis, strategic guidance, and long-term risk mitigation throughout the entire real estate lifecycle.

We focus on identifying legal, regulatory, and structural risks before contracts are signed or funds are committed, and support our clients until the transaction gets to its entire conclusion.

Scope of Legal Advisory Services

We provide independent legal advisory services focused on Mexican real estate matters, from acquisition analysis to post-closing legal oversight.

Property Acquisition & Due Diligence

We analyze legal aspects of real estate acquisitions in Mexico, including title review, property history, encumbrances, zoning, and regulatory compliance.
Our role is to identify legal risks and provide an objective assessment prior to acquisition.

Regulatory & Permitting Analysis

We assess applicable permits, authorizations, and regulatory requirements at the federal, state, and municipal levels.
This includes foreign investment permits, land use compliance, and regulatory exposure related to the property.

Ownership Structures & Foreign Investment

We advise on ownership structures suitable for domestic and foreign investors. We draft the legal necessary agreements, depending on the clients needs, including direct ownership purchase, trusts, and other corporate vehicles.
Our analysis focuses on legal feasibility, regulatory compliance, and long-term risk considerations.

Post-Closing Legal Advisory

We provide ongoing legal advisory after closing, addressing ownership changes, regulatory updates, risk monitoring, and compliance matters.

Our role is not limited to advisory work and extends to post-closing legal support, addressing compliance matters and legal requirements.

Independence & Explicit Exclusions

Independence is a defining principle of our legal practice.

Our role is strictly legal. We act exclusively as independent legal counsel and do not participate in property sales or commercial transactions.

We do not:

  • Sell or list properties

  • Act as brokers, agents, or intermediaries

  • Receive commissions or success-based fees

  • Represent sellers, developers, agents, or brokers

  • Participate in commission-based or referral-driven arrangements

We work independently from developers, sellers, agents, and brokers to protect our clients’ NEEDS and to avoid conflicts of interest at all stages of the transaction.

Our advice is criteria-driven, preventive, and focused exclusively on legal risk identification and mitigation.

Geographic Scope

Based in Mérida, Yucatán, with legal advisory reach throughout southeastern Mexico.

We provide independent legal counsel for real estate matters primarily in Yucatán, Cancún, and the Riviera Maya, and work in coordination with local notaries, registries, and technical experts as required.

Our legal services are not tied to brokerage activity or physical sales presence and may be provided remotely or on-site, depending on the nature of the matter.

Founding Partner | Legal Strategy & Real Estate Advisory

Mexican attorney with a law degree from Escuela Libre de Derecho and a master’s degree in law from Universidad Nacional Autónoma de México (UNAM). Professional background in litigation, corporate practice, and real estate–related contractual matters.

His practice focuses on legal risk prevention, transaction structuring, and independent legal analysis for individuals, families, and investors acquiring real estate assets in Mexico.

Founding Partner | Legal Counsel — Financial Matters (LL.M.)

Legal and financial advisor with an LL.M. from Columbia University and a law degree from Escuela Libre de Derecho. Professional experience developed within the Mexican financial system, advising on complex international financial contracts, investment structuring, and cross-border transactions.

She supports real estate matters involving financial analysis, regulatory compliance, and investment structuring from a client-side perspective.

Fees & Transparency

Our fee structure is transparent, independent, and free from conflicts of interest.

We work on a flat-fee basis, depending on the nature, complexity, and scope of the matter. We do not charge commissions, success-based fees, or referral fees of any kind.

Fee ranges are discussed after an initial legal assessment, once the matter has been clearly defined and potential risks identified.

Our independence ensures that our legal advice is based solely on legal criteria and client protection, not on transaction volume or deal closure.
